Lawrence Stephens has advised United Trust Bank (UTB) on a £35.4 million facility secured against a substantial mixed-use property in Central London.

The transaction involved the separation of the commercial and residential elements of the property, with Lawrence Stephens advising UTB on the grant of a lease of the residential accommodation and impact on their security package. This structure enables the commercial and residential interests to be financed and managed independently, providing greater flexibility for the ownership and funding arrangements.

The property comprises a newly developed higher-risk building, and Lawrence Stephens provided specialist advice to UTB on compliance with planning obligations and the requirements of the Building Safety Act.

Laura Brown, Partner in Real Estate Finance, and Steven Clinning, Partner in Banking, commented:
“We were delighted to have supported UTB in bringing this significant financing transaction to a successful conclusion. Special thanks to Martin Cameron, Ajsela Cela and Ricky Bellenie at UTB for their collaborative, proactive and solutions-focused approach throughout the transaction.”

The Lawrence Stephens team was led by Laura Brown, Partner in the Real Estate Finance team, and Steven Clinning, Partner in the Banking team. They were supported by Elizabeth Morrison, Associate, and Jura Peddle, Paralegal, from the Real Estate Finance team.
